Liberty Lane was conceived in the 1970’s as an office park within a bucolic Walden Pond-like setting. It successfully attracting Fisher Scientific, Wheelabrator and ----- to located corporate headquarters there. The location along I-95 at the intersection of Route 101 and Exeter Road has exceptional visibility and access. In recent years however the absorption of office space in coastal New Hampshire shifted to other locations.
The owner, Seacoast Crossroads Realty retained Amenta & Co. to author a repositioning strategy for Liberty Lane to accelerate absorption of the land into more intense
economic activity. The assignment is ongoing. The principal recommendation is to shift to a mixed-use development, requiring full market / financial feasibility of lodging, retail, age-restricted and skilled-care housing based on mixed-use land and pre-architectural design.
Since starting in 2006 Amenta & Co. has obtained a letter of intent for an extended stay hotel on the first parcel and is presently managing the zoning approval process. A second phase lifestyle shopping center is intended to proceed through zoning and marketing in the near future.
